This is the most common sidewalk problem we see in Edison. A panel lifts at one edge — usually from a tree root growing underneath or from frost heave over the winter — and creates a raised lip that catches toes and snow shovels alike. A lifted panel is a tripping hazard and a liability, but it's also one of the cheapest fixes: we can often grind the lip down or pull and re-pour the single panel without touching the rest of your walk.

When a panel shows spiderweb cracking — a network of interconnected cracks — or has chunks breaking off at the corners and edges, the concrete has usually reached the end of its service life. This is often the result of years of freeze-thaw cycles and road salt working into the surface. Once a panel is spiderwebbed or losing pieces, patching won't hold; the honest fix is to remove and re-pour that section on a properly compacted base so it lasts another few decades.

This usually means the base underneath has washed out. Sandy soil erodes fast in heavy rain, leaving a hollow void under the slab that eventually gives way.

In New Jersey, adjacent property owners are generally responsible for the sidewalk in front of their home. If someone trips on your broken panel, you may be on the hook. Fixing it is cheaper than the lawsuit.
